Buyer-Side Transaction Coordination Services ($350.00)

We manage every step of the transaction process for buyer-side real estate deals to ensure a smooth and efficient closing. Here’s what we handle for you:

Contract & Documentation Review

  • Review the executed Sales Contract and all related documents to confirm complete signatures, initials, and correct dates.
  • Identify and request any missing or incomplete paperwork.

Communication & Coordination

  • Send an introductory email introducing all parties, explaining transaction coordinator (TC) responsibilities, and outlining the full transaction timeline.
  • Distribute executed documents to the buyer, agent, title company, and mortgage lender (if applicable).
  • Email the listing agent to request an update to the MLS status.

Timeline Management

  • Create and share a custom transaction timeline highlighting all key dates and deadlines.
  • Send calendar invites for all critical appointments and due dates.
  • Monitor deadlines closely to ensure timely completion of:
    • Initial deposit & escrow letter
    • Inspection period
    • Appraisal
    • Loan approval
    • Title commitment

Compliance & Disclosures

  • Ensure seller disclosures are received within contract-specified timeframes.
  • Upload and store all documents securely in brokerage transaction management software.

Inspections & Repairs

  • Coordinate all inspections and notify all parties of scheduling.
  • Follow up on inspection results, requested repairs, and status of the survey.

Closing Preparation

  • Coordinate delivery of wire instructions from the Closing Agent to the Buyer.
  • Ensure the Commission Disbursement Authorization (CDA) is completed and ready.
  • Confirm receipt of the ALTA Settlement Statement.
  • Schedule the Final Walk-through.
  • Coordinate and confirm the Closing date and time with the Buyer, Agent, and Title/Attorney.

Final Steps

  • Maintain ongoing communication with all parties throughout the process.
  • Request a Google Review on behalf of the agent once the transaction is complete.

Listing-Side Transaction Coordination Services ($300.00)

We provide comprehensive transaction support to listing agents from contract to close, ensuring every detail is handled accurately and on time. Here’s what our listing-side package includes:

Contract & Document Review

  • Review the listing agreement, purchase contract, counteroffers, and all addendums for complete execution, including proper dates, initials, and signatures.
  • Submit all documents to your transaction management software for compliance.
  • Upload closing documents after closing is complete.

Communication & Coordination

  • Send an introductory email to all parties with introductions, the transaction timeline, and a clear explanation of our role as your Transaction Coordinator (TC).
